1. Reservations and Payment
Reservations become legally binding when the total bill is paid. The total bill is usually paid by card, in exceptional cases and by arrangement by invoice/bank transfer. The bank transfer must be made in Swiss francs and within 10 days. Otherwise the holiday apartment will be immediately free and bookable again. The statutory tourist tax is directly deducted from the rental price.
2. Cancellation conditions
If the tenant is unable to take the agreed vacation, they must inform the landlord as soon as possible. However, they remain liable for the rent unless the property can be rented out to someone else during the planned rental period. The following provisions apply:
- from the booking date until 42 days before the start of the rental period CHF 200.00 booking and processing fee
- 41 to 14 days before the start of the rental period 50% of the rental price
- 13 to 7 days before the start of the rental period 80% of the rental price
- 6 days before the start of the rental period or no-show in the holiday apartment as well as in case of early departure 100% of the rental price
It is recommended to take out cancellation insurance.
3. Complaints
The accommodation is handed over to the tenant in a clean, furnished and equipped condition. Complaints about the apartment must be made when the apartment is taken over. Otherwise, it is assumed that the apartment and its inventory were in the agreed, contractually agreed good condition. Damage to the accommodation as well as damaged or missing inventory and furnishings must be reported to the landlord immediately and paid for or replaced by the guest in cash and not in kind. At the end of the rental period, the tenant must hand over the keys to the landlord and return the accommodation and the inventory in good condition.
4. Force majeure
If force majeure, events that cannot be foreseen such as environmental disasters or natural forces prevent an arrival or departure from Bergün or other reasons that cannot be influenced prevent the provision of the services, the landlord is not liable. The tenant has no right to terminate the contract, reduce the rent or claim damages.
5. Further provisions
The apartment may not be sublet in whole or in part. The apartment may only be occupied by the number of people agreed in the rental agreement.
Where this contract does not contain any special provisions, the provisions of the Swiss Code of Obligations apply. For any disputes arising from this contract, the place of jurisdiction shall be the location of the rental property. Swiss law shall apply.
Use of the parking lot at the side of the house is at your own risk.
The house rules are an integral part of the rental agreement.
Any damage to the house, garden or inventory caused by the tenant must be borne by the tenant.

Arrival/Departure
Arrival anytime between 4pm to 10pm. Earlier arrival may be allowed, but must be requested at least 48 hours in advance.
Departure by 10.30 am. Late departure may be allowed, but must be requested at least 48 hours in advance.
Key Collection
Further instructions will be provided to collect the key once the booking has been confirmed. These instructions will be sent one week before booking commences.
Parking
A parking space at the side of the house is included in the apartment rent for your convenience. This space is towards the communal garden and can be accessed via the side road, and is labelled Apartment 1. Additional cars can be parked in the public parking lots in Bergün (see here for more parking options).
Obligation to Register
The tenant is obliged to fill in the registration form provided. Guest cards are on the entrance hall desk or can be collected from the Bergün Filisur Tourism office next to the station upon arrival. Please fill them in per guest and put in the Feedback Box provided on the entrance hall desk.
Sports Equipment
Equipment such as skis, sledges or bicycles can be parked in the conservatory within the apartment using the kitchen or hallway door. If more space is required, please contact us and further arrangements can be made. Please leave the passageway and doors clear. Please do not use the conservatory doors to the garden as they are difficult to relock.
Bed Linen
Full sets of linen are provided per person including towels. If further linens are required due to wanting them to be changed, please contact us for further information.
Additional Guests
No additional guests are allowed to stay overnight within the apartment. If you receive additional guests prior to starting your booking, please inform the landlord. The maximum occupancy of 4 persons may not be exceeded.
Wifi
Password to the Wifi will be available upon arrival.
Smoking
Smoking is prohibited in the whole house. If smoking occurs, a fine may be incurred.
Pets
Pets are are not allowed in the apartment.
Fireplace
The fireplace is not allowed to be used. Failure to comply could result is a fee.
Quiet Hours
Please be respectful of other people within the building. We ask you to be quiet between the hours of 10pm to 7am.
Parties
Parties are not permitted.
Checking out of the apartment
The apartment must be left by 10:30am on the day of departure. No access will be allowed from 10:30am, but baggage can be stored until 4pm if requested at least 48 hours in advance prior to departure.
Please empty the fridge and freezer of your items and take any food you have left over with you. If possible, please also fill the dishwasher and put on.
